Is a move in your future? Right now you may not have any plans on ever selling your home. We’d never thought about moving from the home where we raised our girls. Then suddenly they’d graduated from college and one settled in Birmingham and the other married a pilot in the Air Force. These big changes in our family meant that our family home would need to basically become a hotel. By then, we were down to just one guest room and someone would be relegated to an air mattress when they both visited. So it was time to sell the family home and move into something bigger.

Thankfully, we had been doing home improvements along the way that increased its value when it was time to sell. By choosing to invest in your home today, when the time comes to sell, you will be in a much better position to get top dollar. The process of marketing your home is stressful enough without adding a mile long “to do” list to get it ready.

A bonus of making updates and improvements now is that you’ll be in maintenance mode. Maintaining an improved home is preferable to having a constant list of projects. Check out the following tips on improving your home’s value.

Improve your property’s exterior

Curb appeal is of utmost importance when it comes to a property’s value. Curb appeal consists of everything from your house’s paint color to the shape of your landscaping. Even the condition of your roof adds to that curb appeal. There are many different styles and colors of roofs that can enhance the look of your home’s exterior. If it’s time for your house to have a new roof, you’ll want to contact a reliable company like A1 Roofing, Phoenix’s top Roofing Company. You’ll especially want to talk to a roofing company if you have any kind of wind or other storm damage. A leak in your roof can cause thousands of dollars in interior damage. Don’t ignore any damage you see.

Add square footage

Adding extra square footage is a sure way to increase your property’s value. This may seem like too much of an undertaking but not necessarily. If you’ve got an extra large attic, think about converting it to an office or guest bedroom. You already have the space, just transform it. Our third floor is all converted attic space. It’s amazing.

The same can be said for converting your basement. In Texas, basements are scarce, but I’d love to have that extra space. You may need to hire a contractor for room conversions, but you’ll get a return on that investment that should pay for it. Many home buyers love that extra space for entertaining or for the kids to have their own space.

Don’t discount adding an outdoor area that can be considered living space. We have a pavilion that covers a comfy outdoor furniture set, along with a TV, and lamps, just like our indoor living. It’s my favorite place to be. This can be less expensive than other room add-ons.

Expanding Outdoor Living Spaces

Go smart

More and more people are looking for homes that have the most modern technology. Adding smart accessories will enhance the value of your home. Thermostats that can be programmed from your cell phone is an easy install. Entertainment systems with a central control are a great addition. Security systems that include cameras that endlessly record, make people feel safer in their homes. It’s a plus if that’s a part of your amenities. Your life will be made better by making these enhancements, the fact that they increase the value of your home is a bonus.

Your home is your biggest investment. It’s of the utmost importance to get a return on that investment when it’s time to sell.
